If you own a piece of property or you’re looking to buy a property in a rural area, more than likely you will need to utilize a septic system. A septic system is an on-site sewage treatment facility that is used for a residential or commercial property that doesn’t have access to a city sewer line. Now, there are many different types of septic systems and here’s a link to an article that can explain the various types of septic systems. But, the two most common types of septic systems are what’s called conventional and advanced.
A conventional system, also known as an anaerobic system, utilizes a septic tank with a leech filled to discharge the effluent. Whereas an advanced system, also known as an aerobic system, utilizes a spray system to discharge the affluent. Something to note, generally speaking, with an advanced system the governing body, whether it’s the city or the county for that area, will usually require a maintenance contract. With an advanced system, if you’re doing a platted subdivision that will require septic systems, more than likely you’ll be required to conduct what’s called an OSSF study – also stands for an on-site sewage facility study. This must be done by a licensed professional engineer and we’ll discuss this more in the next video. If you’re doing 10 plus acre tracts, more than likely, you probably won’t be required to do an OSSF study, even if you’re utilizing septic systems.
