The Golden-cheeked warbler is an endangered species in the Central TX area and if they inhibit your property or your property is deemed suitable habitat for them, any sort of building may be forbidden or very limited. How & when to determine their presence on your land.
The Golden-cheeked warbler is a small, yellow, white and black bird with a breeding range that is endemic only to Texas. These birds were added to the Endangered Species Act in 1990 and, unfortunately, their population is decreasing. Their preferred habitat is in juniper and oak trees, which are very common throughout Central Texas, specifically in the Hill Country.
Now, if you’re looking to purchase a property in the hill country and you plan on building or developing that property, it’s highly, highly recommended that you speak with an environmental engineer to see and determine if your property could be suitable habitat for the golden-cheeked warbler. If so, you’re going to need to have the engineer conduct an initial site visit and upon that environmental assessment. If they deem that property to be potential golden-cheeked warbler habitat, they will have to conduct another four to five site visits to ensure whether or not the property is habitat that’s used by the golden-cheeked warbler. Interestingly enough, these additional site visits can only take place through the months of March through May because they have to coincide with the migratory patterns of the bird.
