When is an OSSF Study needed and who do you hire to conduct one? Plus, a couple caveats to ensure it isn’t rejected by the city or county.

As mentioned in a previous video, if you’re doing a platted subdivision in a rural area that does not have access to a city sewer line, more than likely, you’re going to be required to conduct an OSSF study which stands for On-Site Sewage Facility Study. This is a study that must be conducted by a licensed professional engineer. The engineer will go throughout the property and take soil samples and then conduct a detailed report and analysis which will then be submitted to the governing body, whether that’s the city or the county. Something to note, this must be signed by the professional engineer.

As mentioned in a previous video as well, if you’re doing a platted subdivision, you’ll more than likely be required to do an OSSF study. But, if you’re doing 10+ acre tracts, there’s a chance that you might not have to do an OSSF study.

A few caveats to keep note of while conducting an OSSF study: As mentioned, make sure that it’s done by a licensed professional engineer and they have to sign the report and stamp it before you submit to the city or the county. Because, it will be rejected if that’s not the case. Also, we always recommend getting at least five different quotes when working with any type of engineer or contractors. We had 49 acres just outside of Lockhart that we were developing and we got a few different quotes for engineers to conduct an OSSF study. The quotes ranged from $1,500 to well over $10,000. That’s right, there was a factor a difference of about 10x on the different quotes. So, we always operate by the rule of five. Of course, we always recommend speak with engineers, multiple engineers and an attorney when doing any type of land investment or development.
