If you think about it, generally speaking, land is a great hedge against inflation. On average, inflation is roughly two percent, at least that’s what the Federal Reserve has come out and said that that’s where they want inflation to be year over year. Obviously, there are times where it fluctuates. But, land can be a great hedge against inflation.
Specifically here in Texas, you can get ag exemption on land which makes it even more attractive because your property taxes are quite lower. And, if you have the holding power to hold land past any type of recession, which typically lasts two to three years, you can ride that out with long-term debt. Obviously, we always recommend, hopefully, it can be a non-recourse loan which makes a big difference as well. So, with land we are very bullish in the Austin area.
Of course, we always recommend consulting with your attorney and CPA and financial analyst. But, with all the factors at play in Austin, we are very bullish on land.
