A quick tour of some of the features we’ve had installed at one of our Land Sale TX properties including a shared water well (discussed in a previous video), driveways and pump house. All of these Lockhart Estates tracts are pre-sold, but you can contact Daniel to buy or sell other Caldwell, Hays, or Bastrop county properties. In this video, we are at one of our properties just south of Lockhart, specifically about eight minutes just south of Lockhart which is the barbecue capital of Texas. This property is a total of 46.139 acres and what we did is we reserved it, we surveyed it into four tracts of approximately 11.5 acres each. Just wanted to show you some of the things we’ve done on this property. So, what we did is we had concrete reinforced rebar driveways installed. These are to TXDOT standards. This one actually services tracts two and three. You can see the concrete safety end treatments right there with an 18 inch culvert pipe. This one is a joint use access easement. This is going to serve as tracts two and three. It already had electric, as you can see, running in the road.

What we did for water, there is, there are no water lines out here. So, we spoke with a good water well driller and we found that there are some water wells in the area. So, we drilled this water well and this water well will service all four tracts. We did a nice pump house in case it freezes again here in Texas and we finally got water. So, on this particular well, we have a six inch casing here. We have two pressure tanks. It’s going to be servicing our four tracts that we have set up here. We’re in the process of meeting with our plumber to go ahead and run the lines about approximately 560 foot east and west to service these four tracts that we have subdivided. And, you know, the water pressure is looking good. It looks like we’re producing about 40 gallons per minute – fresh, clean, good tasting water.

We had bluebonnet install this electric pole right here so we could bring electric to the pump house and we’ll show you the water here. This is producing a lot of pressure, which will be good because this water well will service four different tracts. So, there’s the water. It’s clean and there’s some good pressure. We don’t even have it on all the way right now. The reason that we installed four pressure tanks is so that the electric motor lasts a little bit longer. Because, if you only do one pressure tank, then the well is going to have to continue to turn on and turn on when that pressure tank – when the the water is dissipated from use. So, we did two 86 gallon pressure tanks. You can see here there’s the control box, there’s the pressure regulator right there and then here’s the breaker box. We put a light bulb in here as well. This pump house was quite well done actually, most people don’t do pump houses, but with these freezes that we’ve been experiencing in Texas, we decided to do a pump house just so there aren’t any issues for the new land owners.

These are actually already pre-sold, so these won’t be hitting the market. But, it’s a great property and we’re happy for the new homeowners.
